what do you think the best router is for an apt ap zone with like 20 ap running.

amped wireless will just make it worse.
What you want is to find out what aps are in your area, find out what channels they use and get one that uses supports a channel they dont. You wont have hope on 2.4Ghz but on 5Ghz different routers can support different channels. So using one which supports a channel that another doesnt is one way.

Use software to see what channels they use too as not all may be 5Ghz.

almost every one is using channel 6 and 11, and a few ch 1 with 2.4ghz. about 3 5ghz channels are there. thats all

not sure which router they have - but my installer said he puts in Motorola / arris / ubee only and every one uses the same cable company here.

thats not so bad. 2.4Ghz is just for range and compatibility. 5Ghz has so much room that you dont need to worry about which channel. triple channel APs support the upper band of 5Ghz that many routers dont. Dont bother trying channel 13 on 2.4Ghz as many clients dont support it.
