I found a solution that is working but it's maybe not ideal. I can access the Blue Iris webUI over VPN but I have to uncheck "LAN only" option in the Blue Iris settings under User Settings. I'm not quite sure unchecking that box really opens up any security concerns since I don't have any ports...

I see, I might have wrongly assumed what I'd be able to do once I get VPN server setup and connected to it. I thought when I would connect to the server, it would appear as if I was connected directly to the LAN and everything would work as such. I'll keep looking, I saw some more about this...
