Less Expensive Option than RT-AX86U for 2500 sqft?

Currently I have a modem/router combo from Xfinity, where 5 GHz is completely unreliable (still has good reception) and 2.4 Ghz cuts out about twice a day. The highest use case is likely two simultaneous video conferences. The plan is to bridge the new router to the combo to be able to switch the DNS server and have a reliable connection on 5 Ghz. I am route a few ethernet cables to rooms in the future. The RT-AX86U looks great but is a little too expensive...

Internet Plan: 100 mbps down
Devices: Smart TV, PS5, 3 Computers, Home Assistant on Raspberry Pi + Phones (All on WiFi)
Coverage needed: 2500 Sq ft, 2 floors (1960s home)
 
RT-AX86S

Uses the same firmware as the AX86U.

If you want to go really low cost the RT-AC66U_B1 is still a good router.
 
First thing you need to do is buy a Modem to save the $15/mo on the rental from Comcast.

Take that savings and apply it to the router you want and not the one you're settling for.
