Yep, statics are all above 100 (except the router that’s on .1). Manually assigned IP for the home hub is on .12 which is within the dhcp range.

I will try the band settings you suggested. I use static IPs on some of my devices (assigned at the device) and the google home hub / nest hub is using a "Manually Assigned IP around the DHCP list" (as per ASUS GUI).
