    So far I haven't seen any router with a better range than my R7000. Neither R8500, nor RT-AC68U/AC1900P, R7800, R7200 gives better range than R7000. Maybe I've got a very good copy, and it's approximately 5 years old.

    I purchased RT-AX86U from Bestbuy for a good deal (around $125 before tax) and placed it in place of my main AP R7000. The speeds now are around 10% faster, but the range is not as good as R7000. The speeds in most of the house are faster compared to R7000, except for one place in a basement...

    I have 1Gbps wired connectivity through the home, except for the barn, which is sufficient right now. My QNAP NAS is also 1Gbps capable only. This should be enough for now. Yes, I heard about Ubiquity Unifi.

    It can connect faster with wireless backhaul, theoretically it can reach 4.8 Gbps router to router.

    It can't do 6Gbps, it's only theoretical. Realistically with 2x2 client, you can do 1200 Mbps, and probably even lower.

    Used ones are going around $70-85, RAX80 are also in the similar ranges. Yes, I think 4x4 is good to have instead of 2x2.

    This is only 2x2 in 2.4GHz band and 4x4 in 5, while EAX80 is 4x4 in both bands, and costs more than 2 times less.
