I read an article on this website regarding iperf and decided to try it out. I am running a 802.11n network. 2.4Ghz seems strongest so this is what is being used for the client. Channels 11+7 are used (the router auto chose this) My router is about 15 feet away from my wireless PC with a couple of doors seperating them and partition walls

I received the following results.

C:\Users\PG>iperf.exe -c 192.168.0.2
------------------------------------------------------------
Client connecting to 192.168.0.2, TCP port 5001
TCP window size: 64.0 KByte (default)
------------------------------------------------------------
[ 3] local 192.168.0.3 port 56418 connected with 192.168.0.2 port 5001
[ ID] Interval Transfer Bandwidth
[ 3] 0.0-10.0 sec 26.2 MBytes 21.9 Mbits/sec

Windows reports that the link speed is 270Mbps. But I have seen it go upto 300Mb on occasion,.

What do you think of this? can I do anything else to improve real world speed?
InSSIDer reports 68db received signal strength which seems a bit weak

I would try 5Ghz and see what you get. Do you have neighbors near by? Sounds like you may be getting some interference. Do you have software so you can see the 2.4Ghz spectrum to see what channels are used by others? If you can't switch to 5Ghz and you don't have software to see the signals, then go into your router and change the channel width to 20Mhz. Then try channels 1, 6, and 11. Test each one and see if one of them helps your speed.
In my house I have a 2.4Ghz AP and a 5Ghz AP set up. With my software I can see 15 networks on the 2.4Ghz at any one time but I can't see any others besides mine on the 5Ghz. When I test my speed with my software I get about 25Mbit/s on the 2.4Ghz but I get as high as 111Mbit/s on the 5Ghz with an average of 90Mbit/s on 5Ghz.
